ABOUT THIS SALE In a tough market, you need to make every opportunity THE opportunity. Elise found a buyer eager to move into Falmouth Foreside—but with a dog that violated the Condo Association weight limits. Although the Condo Association had very recently reviewed and upheld these limits, Elise encouraged the buyer broker and the buyer to prepare an offer contingent upon a waiver to the pet weight restriction.
Elise petitioned the Condo Association for time to make her case at their next meeting. She prepared a concise and persuasive brief recommending a waiver. Pointing out that lifestyle restrictions are intended to preserve property values, she demonstrated convincingly that this particular restriction was having quite the opposite effect. By limiting the pool of potential buyers in a competitive market, this particular restriction effectively lowered propertly values for all condo owners. Elise took questions from members and at the end of their conversation, the Association voted to grant the waiver and consider rewriting the restrictions entirely.
